Compare approaches
Four ways to get more conversations. Only one works with the list you already own.
On 26 February 2026, DLD banned brokers from calling owners and investors they've never done business with. If you are deciding how to fill your agents' diary, start here.
The job to be done
Every brokerage wants the same thing: more conversations with people who could buy, sell, rent or renew in the next 90 days. There are four ways to get there. Only one of them works with the list you already own.
Cold calling (buying lists, scraping portals)
Banned for Dubai brokers by DLD Circular 02-2026, unless you have a documented prior transaction.
Fits brokerages with no past-client data to work. The sanction on a confirmed breach is a 3-month suspension and an AED 50,000 fine.
Why past clients, not cold calls →Offshore call centre
Cheap per hour, expensive per licence.
Works if your lists are documented and the operator can run on your UAE-licensed numbers. Breaks fast if either is missing.
Compare vs offshore call centre →In-house SDR team
Great for a short list of trophy properties.
Fits high-ticket off-plan launches and VIP buyers. Does not scale to 10,000 past clients a brokerage already has on file.
Compare vs in-house SDRs →New-lead AI responders
Solves portal response time. Doesn't touch your database.
Fits brokerages drowning in Bayut and Property Finder enquiries. Does nothing for the past clients nobody has called in two years.
Compare vs new-lead responders →Contact-centre platforms
Dialler software for a human team, not a worker.
Fits large human call-centre operations that need a dialler. Does not place the calls for you or carry the real-estate context from one call to the next.
